If you are not satisfied with our services, you may terminate your management agreement with 30 days written notice and no cancellation fee.

  • Written 30-day notice required in accordance with the Management Agreement.
  • All earned fees, outstanding balances, vendor invoices, repair costs, advances, and reimbursable expenses must be paid prior to file transfer.

  • Does not apply during active eviction, insurance claim, major renovation, or pending property sale.
  • Void if the owner is in material breach of the Management Agreement.

  • The 45-day period begins once property is rent-ready and approved for marketing.
  • Property must meet HomeLogic condition standards (clean, safe, functional).
  • The owner must approve HomeLogic’s recommended market rent and any price adjustments within 48 hours.
  • Does not apply if the owner restricts marketing channels or declines qualified applicants meeting screening standards.
  • Excludes holiday and winter leasing conditions from Thanksgiving Day through January 1st.
  • Excludes properties requiring major repairs or delayed owner approvals.
  • 25% credit applies only to the leasing fee and does not include marketing upgrades.
  • Applies 90 days after any Free Trial promotion, if selected.
  • Limited to one credit per listing period.

Eviction Protection Guarantee

If an eviction occurs, we waive management fees until the property is re-occupied.

In the rare event of an eviction for a tenant we placed, we stand behind our screening process.

  • Tenants must have met all published screening criteria at time of placement.
  • The owner must have approved HomeLogic’s screening standards.
  • Applies only to standard uncontested Indiana eviction proceedings.
  • Does not cover court costs, attorney fees, sheriff fees, property damage, lost rent, or turn costs.
  • Management fee waiver applies only during vacancy following court-ordered possession.
  • Does not apply if eviction results from Owner interference, refusal to perform required maintenance, or habitability violations.
  • Limited to one occurrence per property per 12-month period.

Financial Transparency & Reporting Guarantee

If your tenant vacates in 8 months or less on a 12-month lease — and no lease-break fee is collected — your next leasing fee is free.

  • The owner must approve recommended renewal rent adjustments and screening criteria.
  • Property must remain under active management with HomeLogic.
  • Free leasing fee applies to the next tenant only and excludes marketing upgrades.
  • Limited to one claim per property per 12-month period.
